There are areas that I recommend in the Columbus market that I personally invest in like Old North, Old Town East/King Lincoln Bronze Ville, Merion Village, Driving Park, North Linden, Hungarian Village, Bexley, and North Hilltop.

If you want to go the fix and flip route, subdivisions such as Palmer Woods, Sherwood Forest and Indian Village will fit you well.

I do not ever do this when I have a listing in Montgomery Village or most of Gaithersburg.

Neighborhoods that were nice when I was younger aren't anymore (Sherman Hill, parts of Roosevelt area), and areas that were total dumps in the 80's are completely revamped (East Village, west Ingersoll).  

East english village, harper woods, finney.

I live in the West Village and see that the same gentrification that happened here over the last 20 years is happening now out there and would love to profit from it.
