I would have a very detailed referral agreement filled out, signed by your broker and sent to the commercial agent acknowledging that they will pay you a referral fee.

(leases w/ tenants are in place).I know he has had some hefty repair bills in the past from looking at his cash flow statement; can I rightfully expect him to acknowledge those on the disclosure (even for things like "fixed running toilet")?

If you decide to keep them I would be sure to seek legal advice so there can be a section of the lease that outlines that they acknowledge the cameras exist and what exactly their used for and who has access to the content.
