mini storage is great but hard to get into here unless you have some contacts or land.

What the book does not address throughly, and I wish it did, is how to find the properties that will operate as successful "mini businesses."

We furnished every room with TVs, mini-fridges, a workspace, and a bed.

They do short term rentals so instead of adding a whole kitchen/kitchenette, they just added a mini fridge and microwave.

I'm struggling to build (they are maxi-storage, so a bit more costs than mini-storage) for less than $25/SF today.  1.5 years ago I started building and I was putting them up for about $18/SF. 

Bryan pretty tough to do in almost all markets.reasons:1. cities counties do not like them.. so they won't permit them to be built they perceive them in many instances of turning into mini Ghettos2. absorption kills you .. 3. as stated above the days of finding used foreclosed single wides for 2 to 5k has come and gone.4. it would have to be all cash not going to get a lender to pop on this unless your a premier client of a smaller commercial bank.you want to buy exisiting and one's that only need a few units to fill up.

Lowest risk in this environment would be 50% LTC 18-24 month i/o construction loan with mini perm to stabilization.Pricing maybe 5-6%
