In response to your question pertaining to the expenses, I don't believe the gentleman is including vacancies, it may or may not include repairs.

Currently my rental properties are under sole-proprietorship with heavy general and rental liability insurance.Also, as far as everyday expenses are other flippers just writing off all expenses pertaining to the flip- even prior to flip?

They will probably need information from the seller pertaining to the DOT and personal information to clear this up.
