He was transparent (had to be because he is filed with the SEC) - he had well over 2000 video Success Stories given by various investors who made money with Hom through the year and they were all on Youtube - most importantly he made sense, was very detail oriented and held over $50 mil of commercial properties in his own portfolio where he actually showed addresses etc What I liked is that he was dealing with funds and SEC for a few years.

The high-end and very vacation-rental oriented markets can charge up to 40%, but in Omaha I don't think you're going to see those numbers.

You may want to identify which state the property is in.Just my two cents and not by any means legal advice, I would suspect if down the road a lawsuit was filed and during the discovery process it became known that you had an inspection done and your inspector pointed out to you the furnace was not up to code and you purchased anyway much of the rug has been pulled out from under your case.Certainly, if the seller knew the work changed the status of the inspection and then showed you the earlier inspection approval it might be different but you said to assume the facts as given that the seller didn't know the construction had affected the status of the furnace being up to code.At best these may be questions for a "trier of fact" (the jury) to sort through.

All my artwork would go, along with the suit of armor and the full size Marilyn Monroe display.I would leave the beds, vacuum cleaner, charcoal grill, cable/wifi service, washer/dryer, the gym equipment, all my adult oriented artwork that has my contact information on it (calendars of scantily clad women doing construction work).They would need to pay the gas, elec, water, trash, sewer.

Realtors enter most of the data about the property so, you have to account for abbreviations, term variation, and heavy text filtering for a slew of non-noteworthy amenities that "Christa" the Realtor's new assistant entered about the property while trying to be detail oriented like "Front Door", "Broken Toilet", "Roof", and "Located only .4 miles from Dollar Store" --actual examples I had to write regex's for.Now,  what I just laid out is an almost...lol.. almost..worst case scenario.
