Hi @Shaun Palmer, a few things to think about with the numbers:I would figure 8% for CapEx, especially for a property that's almost 40 yrs. old.You need to figure in vacancy. 8% is pretty standard, but check for your area.What about owner utilities, like electricity for hallway lights, outdoor lights, etc.?

I have a background in engineering and I'm also a local artist that loves the outdoors.

(new appliances, large windows, low deposit), is there anything else about the area like outdoor space you want to add?

. -- local rules- no parking on lawns- no "for parts" cars that don't run and are being worked on- no indoor furniture outside, no outdoor storage or sheds- no gazebos, pools, fire pits, outdoor fireplaces, trampolines- where trash bins should be placed and when (my city is picky about this - fines)My lease is about 7 pages now.
