So you either have to do them yourself, pay retail trade rates which will kill your cash flow, or have a partial repair person that is fixing your small complex but also working other small jobs and complexes to make ends meat.You really want a size where you can afford that full time repair person that knows every inch of that property and how to fix things and where to get the parts.

There are a lot of green investors out there trying to wholesale and get rich overnight, and there are a few halfway successful ones that know what they're doing but they just are way too greedy and try to make an insane profit on each deal.

Hey allI have learned the hard way the difference in OH rental market vs, other places like Vegas.I have a excellent management company in Las Vegas, they get the job done and they dont over charge.Unfortunately the OH rental market has proved different, a lot of turn overs and non pays and greedy management company.So my question is :Do you have a good management company you can recommend in OH?
