After spending lots of time reading many posts here on BP regarding insurance, I've decided to go with an additional Commercial Liability policy to supplement the landlord policies to cover both properties.Since the liability insurance is with a different carrier different than the landlord policies I was told I will have to remove the liability insurance from the homeowners policies so the new commercial policy (3 million) will cover any liability.In general, am I giving up any liability coverage from the landlord policy that may not be covered by the commercial liability policy when I terminate that coverage?

In reviewing options like Steadily and Proper, they look appealing, but I'm told their liability protections are not as strong as those in a commercial liability policy offered by more conventional carriers like Travelers, the Hartford, etc.

We have written thousands of vacation rental homes over the last 14 years and never had a claim denied for vacation rental use by our personal lines carriers.

So about $1.15sf average rent, I've never had much trouble renting them altho the demand does respond to carriers coming into port or leaving.  

You file a lawsuit or demand and either the E&O carrier provides a defense / settles after being notified of the matter or it doesn't.

Next question is could anyone recommend to me a good carrier or broker for a property in Delaware?

@Bruce Woodruff A lot of carriers are leaving California because of increased regulations and fire exposure makes it hard to be profitable for them.

@Brandon Carriere if im a buyer I should be in a seller's market?
