I can sell you a 48 in Cincinnati right now for 350K..rents more like 450..semi distressed..needs about 2000 to 2500 per unit.but that is still under 10K per unit...so yes that deal is possible if you look hard enough!

Yes, you're right Sean - I would just do a first coat primer and then paint it with a semi-gloss or gloss white - it will make a huge difference!

I come home from dinner with the intent to update and put in numbers, it's a long night and these days of sleeping at 1am and waking at 6am are beginning to wear me down.Lender is good I've been dealing with them from the young old age of 16 every loan I've gotten minus my motorcycle has been through them.Local talent is a must and after what felt like a month or so of wasting my agents time I told him to get me a list of 5-7 properties in my price range. 3 of them needed way to much work, two still had to be cleaned (recent for closures) one semi fit what I had budgeted out and the last one was already occuppied.

So I am rehabbing some of my units in my apartment building.I am using 5 gallon off white for cost flat to get them painted using a sprayer.The painter mentioned that for the bathroom and the kitchen to use a semi-gloss.The reason being in the bathroom the semi-gloss instead of the flat paint won't absorb moisture into the wall.With the kitchen the walls would be easier to clean for grease etc.I guess it made sense to me since I remember from my cars if the paint was flat anything that stuck was really hard to get off but if you had the gloss coating nothing got in and was easy to get off.I can still get semi-gloss 5 gallon for cheap.Just getting input form the paint experts.He is starting tomorrow.I am getting a smoking deal at 70 bucks labor per unit to paint 1,200 sq ft.He doesn't have any work right now and needs the money and is a professional contractor painter.He says he can clear one a day.
