Property Management Company/ owner question

I want to start off by saying I am new to posting on this site but have been reading around for a while.I appreciate any help I can recieve.

What I Do:
I own a small property in florida that I manage myself, but I also own a business that speciallizes in Multifamily, hotels and some commercial. I contact properties that are mainly in areas that offer rebates on my services and in places that can benifit the quickest. I contact my properties through some cold calling but the majority through managment companies that I am a vendor for.

I meet with them and show them what, how, when, and how much they can save as well as cost. Im in water conservation.
My problem and question is with the property managment companies. After I meet with a property manager and show them what I do and what can be saved as well as a normal ROI in most cases being a year or so. I then send a breakdown of everything and await their response. Thats just it, I wait. Then I contact again, and again. Never getting a real response. Before you know it, months go by and they could have saved tens of thousands. I have worked on many properties with great response and success, but always have the same issues just leading to the installs.

My Question:

Do these managers at the managment companies not contact the owner of the property with the proposal and tell them they could be saving half on their water bill with a quick ROI?

Why dont they give me a yes or a no after meeting breaking down everything?

Has anyone delt with situations similar to this and what are your experiences?

kev, I own a property management company. property management companies have a fiduciary responsibility to maximize owners profits. That being said, a property management companies principal broker will most likely not tell the owners about some new product unless he or she really believes that it will save the property owners money. The only way that believe will exist is if you give them referrals that they can call and personally talk to owners of corporations about how it works and to find out if they are really having any savings over the cost. Bottom line, they are not going to bring up costs to an owner unless they are very certain it is in the owners best interest.
