You require photo ID of all tenants, current contact list and license plates of cars, and if pets are in unit you want to know before hand.

There may be a plate available if you are converting.............

As I have mentioned, rent is always the second bill on people's mind, right after putting food on their plates. 

Add a people toilet and a hot plate or microwave. 

But, I wouldn't want to hire them, because they have way too much on their plate to take good care of my property.  

Doesn't matter if you changed out the toilets for gold-plated ones.

YEAR FIVE: If you've worked your butt off (extremely important)...you're making a ton of money and can hire people to take stuff off your plate.

I'd put wording in the lease that RV spot is for storage only, vehicle must have current plates and inspection, and no one lives in RV where it's parked.
