Tell your tenants to pick up the pet poop, not to use a garden hose to break it up. 

A lease could allow tenants the ability to wash their clothes in a community washing room or the ability to plant stuff in a community garden.

To answer a previous poster's question, yes, 13,000 square feet is plenty room to plant fruit trees, have a garden with a stream in it and waterfall, bbq, large swimming pool, shed for the long boards and a 5 bed / 6 bath house.

You really don't want your drinking water or garden water to be on a softener.

They are only going to do it if they like gardening, many dont.

DO NOT LOVE: Anything to do with golf, “botanical” gardens, fast food, poorly behaved children.

Do any of you have experience in the not so good areas of Miami- Allapatha,  Miami Gardens, Brownsville, Model City etc.Those are the areas that I can afford right now, the numbers add up fine properties cash flow.
