In AZ if you don't initiate a foreclosure before the 10 year deadline, then you lose all your liens on that parcel (principal and interest) - not just the oldest lien.For a person like me who is looking to maximize interest rate return, I just keep paying the sub taxes and accruing the 16%, making sure I start foreclosure before the 10 year date.

I know plenty of real estate attorneys and most had never done one.Second one I wanted to do the same way, but they didn't contact me until about a week before redemption deadline. 

The taxpayer even owes you for the value of repairs if they chose to redeem, unless you miss the deadline to send the invoice then you get nothing.

If we miss the deadline in RI they can win by default even if they did damage, doesn't matter if they provided a forwarding address.

Hello, @Christopher BrownYes, the type of property that you are interested in buying as replacement property does qualify as like-kind.I’m part of a national commercial realty group and would be happy to put the feelers out there to see if something is available that you might be interested in.Also, one thing that you want to keep in mind are the two deadlines… from the closing date of your relinquished property you have 45 days to identify the replacement property and 180 days (from the date of sale) to buy it, so it’s good that you’re already looking now.
