@CJ WineHope you have good experience locally; so that you can use that to extend outside of your place of living.If you have someone whom  you can trust remotely; that would be added help. 

Old hardwood floors such as white oak is the favorite all around, but it's not something that can be added.

If you did any capital improvements (not repairs) to the home while it was your primary residence, then the cost of those improvements would be added to your depreciation basis for the dwelling structure. 

Or you might be adding an addition to add livable square footage and build a lot of equity.

We will not be adding anything to the additional space other than drywall, tile, lighting, and an exit door to the backyard.  

Why not just craft the lease such that you state that oil will be checked X times, filled as necessary at $X, subject to change, and that actual charges will be added to the rent?

You have acknowledged that the market isn't going to keep shooting up like a rocket ship like many people are unable to do, but instead, the value will have to be added forcefully!
