I spent this week patching holes punched in doors and cleaning up blood splatters on top of crayon drawings on the walls (heavy-duty domestic violence damage in a unit with young kids), so I’d be psyched if my only issue was some weed smell at this point, just to put your problem in perspective.

@Evan Manship all good points above and I agree.I would, however, do a quick pre-hab and clean up the property exterior, be sure the interior is clean and safe [maybe even rough patch some drywall holes?].

I might even break my own rules and work with a tenant in normal times who went through a rough patch if they have not cost me money in wear and tear along the way - not so much for the other sort, and I would not hesitate to not renew with a good-paying tenant if they lived too hard in my property.

The thing I wish we had kept front of mind back then was that buy and hold is a long term investment, so while we went through a rough patch with the mold issue and potentially lowering the rent, if we could have been patient, we'd current be enjoying years more of equity paydown, and significant appreciation, both in monthly rental price and value of the home.

Another time, a noticed a square cut out from a wall, patched back, spackled, but not painted, He explained he was hanging a panting on the wall, felt a nail hit a pipe inside, cut the wall open to inspect, noticed a dent in the pipe, cut the section out and welded the replacement in, closed up the wall, and the wall will be painted".

I have one that charges an insane low price, can color match stains, and if all else fails patch the stain.Call up apartment complexes and talk to maintenance supervisors and see who they use.
