(A) An upgraded large 3/2, or   (B) Keep the existing 3/2.5 where both baths are very small & outdated by today's standards, or            perhaps ...   

Its unfortunate that your toilet overflowed, but you can't make your tenant pay for damage caused by old out-dated fixtures that aren't performing their job adequately.

If you don't like it, please provide your move out date and if she shuts up and stays.

Maybe negotiate a move out date with the tenant.

I like these for 3 major reasons,-better cash flow-usually poorly managed-generally outdated (80's cabinets, counters, and sometimes appliances)The large apartment buildings have severely cut the rental rates.

But, as I'm looking for another (preferably multi-unit), what I'm running into, only using the MLS, is many sellers with severely outdated properties, low rents, etc... which I'm all for...

My rental concerns are, outdated systems, old roof, windows would need to be upgraded and the home has a slight slope.
