That obligation doesn't exist.The DoT (samples of local instruments can be found here: https://singlefamily.fanniemae... ) addresses transfers made without lenders consent.

I assume you have a lender so check with the lender if their docs can be executed/authenticated using this process as well as whether the recorder of deeds accepts those instruments.
