You will find other like-minded individuals who may be willing to JV (joint venture) with you into a deal that is already in motion.  30% of something is better than 100% of nothing! 

Vertical blinds are the worst...always blowing in the wind making noise and ultimately breaking and dropping slats due to their constant motion and cheap plastic parts.

So, it would be your choice, as a well-positioned landlord in a bad neighborhood, if you want to follow best practices and create an atmosphere that put the wheels of neighborhood restoration in motion.

However, @John McConnell, I see you in a uniform, speaking of retirement, lucky you.

While it does appear there is *some* flexibility now coming in terms of loan forbearance and some states/counties are being *a little* flexible on taxes these aren't uniform and still come with hardship and problems.

And claim the LLC is just an alter ego.. blah blah balh and you will spend thousands on motions try to isolate the LLC... asset protection at the level most folks have SFR's is VASTLY over blown... unless you have substantial assets to protect. 

Or is this turning out to be a sort of flip in slow motion?  

As to stupid, I'd say that the preceived problems are attempted to be Solved from the Top, Uniformally, to Protect Investor Deposits and it comes out on the street as STUPID. :)

It doesn't hurt me that a wholesaler is still uniformed or incompetent.
