I am ready to take my first step into real estate investing. I have consumed tons of real estate content over the past year or so and believe I have a good basis of knowledge to begin my journey.

I am looking to purchase in the Orlando, Florida area. I have been analyzing properties non-stop for the past week or so and feel like I am beginning to spin my wheels a bit. Over analyzing. Rethinking my strategy constantly. Also, feel like my report inputs may be wrong which could be skewing my results. Need help/guidance.

Any and all suggestions welcome. Thank you!

Hey Michael, welcome to BiggerPockets! I think it is important to try to find a mentor who is doing what you want to do. I like to try to set up every month a meeting with someone I think I can learn from or who could be a potential mentor.

Try to attend your local REI networking groups and meetups. Connect with as many real estate investors as you can.
You can also consult with lenders, brokers and ask them for suggestions on who might be a good real estate mentor most will be able to provide one.

These can be a great starting point for you. You never know if someone will say yes or not until you ask. Be bold and ask people to meet up.
