I can have 7 orders I pick up all at once If I find out of say drywall acres I just switch over to spreading mulch that day or painting trim, as opposed to running to Lowe’s to get the screws for larger items I have them delivered 

Hi All - I received two quotes from my PM for interior painting (whole house including walls, ceilings, trim, and doors). 

Instead of drywalling up to them, we'll just trim them out instead.I'm looking at some lots just down the street for my next build.

I do the designing, and also work with vendors, shop for best deals, pick up the products and supplies, then if I have extra time I help with the physical work and do paint, trim, bath tile installs, flooring, roofing, wood cutting and more!

This can be rolled into your loan (trimming your equity even further and making your monthly payment larger) or paid in cash at closing.

Now I focus on mainly 10K cosmetic rehabs, putting up new LVP, paint, new countertops, trim trees or well defined capex replacements like roof, hvac, siding etc. 

Would the roof,foundation, windows, siding, soffit, drywall, cabinets, trim, electrical, plumbing, hvac, flooring and etc not have to be done in a more typical fashion?

It will require some trim to hide the edges, we used vinyl 1x4's for the trim and smaller vinyl moulding around the window frame.

Installed new floors, remodeled the kitchen and the other 3 bathrooms, new floor base and crown molding, replaced all the doors and hardware, installed new a/c units , repaired the electrical wiring added new installation, painted inside and outside, removed all the debri and trimmed all the trees , installed new window blinds , added new flooring to the bathrooms and had a great !

Today it rained, so we are on hold for painting the outside trims, and switched to doing the prep work inside.
