I know a plumber that has over 30 years experience and routinely has to do things twice because his work doesn't pass inspection.  

I routinely let tenants move in a few days early for free if the place is empty.

They know the routine. 

I know most of the wholesalers in that market I know what this stuff is routinely bought and sold for.. so that's my knowledge based on first hand.. and funding some of it for wholesalers.. have not been involved with anything going to MI or oceanpointe  but the ones I have done were kept by locals who work those low value areas.

They can be great for routine business tasks, but save general PM for the professionals.

I'm looking at this from the perspective of an attorney who routinely goes to Court to collect against other people; whether they have put their assets in trusts, corporations, or private accounts.

So even if the units are generating $500/month:$1500 - $1254 - $133 - $70 = $43/monthSo you will be pulling in a positive $43/month while living there the routine expenses are paid.  

I honestly think that she would be overwhelmed trying to break that routine.

answer from the cheap seats and someone who has written off their vehicle for work for the last 47 years  at least for me if you use milage that's all you need to do it encompasses all those items you list.but I routinely drove 20 to 30k miles a year schlepping clients around and running up into the boonies to show rural acreages. so the itemized approach is probably what you want to do and keep a log book that you can pop out if your audited..
