My ideal services are:-Experience with creative strategies in tax savings and thorough review of clients investments and look for opportunities to maximize tax benefits -Provides checklist to client to ensure any opportunities for tax savings were not missed-Experience with multifamily syndications, depreciation, cost seg studies, K1s, REPs status-Respond to questions in timely manner (ideally within 24-48 hrs)-Trustworthy and really looks out for the client's best interest -All inclusive package that includes unlimited questions, tax planning, detailed review of previous tax returns, detailed tax projections-Detail analysis of tax situation and opportunities to save on taxes and not just plugging into software -Willingness to educate client on complicated tax terminology and strategies-File tax return minimum 2 weeks before deadline-Provides detailed review of tax return filing with client to address any questions or concernsThese are a few things that come to mind after working with a few CPAs over the last two years.. 

Do you have a trustworthy mentor and team to help you avoid pitfalls?

Assuming these homes are in the same class or area the kitchen and baths will cost the same, the remaining larger footprint usually is just bigger living space which includes  flooring/drywall/paint and if you have a good trustworthy contractor or knowledge to find people in these fields these task are inexpensive when compared to kitchens and baths.

My tenant has always been responsive and trustworthy on everything for this entire time- never late on rent, pays utilities, tells me right away if there is a problem, etc., so I do trust that she has fulfilled her end.

What kind of questions should I be asking to make sure they are trustworthy? 

I have enough down payment saved and I'm currently looking for recommendations on a great real estate agent to help find properties and also maybe a trustworthy contractor in case I want to rehab.  

Anyone have a reliable, trustworthy wholesaler they use/have used?
