So the tenant screening/showings/accounting/rent collection was not worth the approximately 30K I paid them last year not to mention no property manager will care about my properties as much as I do.I am going to advertise the job as "work 90% from home" especially with the TenantCloud software I am using so I think it will be an attractive part time position for somebody.

but, yes, youre right, it would be much better to get the rehab funds included in a loan as it is much more scalable.for me, hard money was huge starting out and allowed me to scale. youre though, lack of experience does effect rates.i am using a HML from CT. so, semi-local-ish. very pleased with everything and he always took the time to explain the ins and out and had fair rates and terms. happy to share more!

I just moved here from TX and in TX we used a legal document called a TREC form that acted as the contract on both ends of the deal.It seems that there are more regulations around wholesaling here so I want to make sure that I am using the proper form.Thank you!

Essentially, instead of putting money down, I am using that equity for my down payment and backing into the deal.Most lenders look at me like I have 3 heads, but that's ok.
