(leases w/ tenants are in place).I know he has had some hefty repair bills in the past from looking at his cash flow statement; can I rightfully expect him to acknowledge those on the disclosure (even for things like "fixed running toilet")?

But understanding the implications of taking on mountains of debt, and acknowledging that plain simple fact that this is exactly what mortgages are (mountains of debt), needs to be a part of the plan.This flies in the face of traditional/prevailing BP wisdom about always being hedged to the max, and that's OK.

BTW, I fully acknowledge that whatever loan officer type person you’re talking to may not fully understand all the rules for removing PMI, even though we’d like to think they should.

It doesn’t sound unreasonable for the tenant to have a written acknowledgment from the landlord that payment was received.
