Understand that DM is a very long game and you need to make a thorough plan of attack.

On liquidation, the equity is going to go first and a personal guarantee on 60% debt is not likely to be attacked if you're buying the property right.

@Garret Hohn imo once you get out of college your priority should be in this order: 1) Increase your income 2) attack your debt like a madman and wipe it out 3) Build up your savings 4) Invest If you try to put a roof on a house before laying a foundation, framing the walls, erecting trusses it's not going to be pretty.
