I am going to be in Vegas to look at properties. How should I prepare?

I have talked to a realtor agent and she has sent me some investment properties to look at. I have not negotiated on price yet but most of them are short sales. I am wondering what I should do to prepare (other than reading as much as I can under the resources tab and about investing in properties). Should I get pre-approved for mortgage/loan etc?
