I like how you phrased that - knowing the competition for this asset and that they might be willing to pay more (similar to the SFRs).

A self-directed 401k is no different from an IRA account at a brokerage in this respect - you just have the flexibility to diversify your retirement savings into a different type of asset beyond the confines of Wall St.So yes, your CPA is absolutely right, and yes, there are all kinds of folks here on BP and otherwise that are putting their 401k into real estate - it just has to be done the right way.I like to phrase it this way:  "It is not you investing in real estate and having access to your retirement funds to do so.

One realtor sent me flower seeds a few weeks back with a catchy phrase like "Its time to Spring into action!"

That changed as soon as I signed up for a phone call.I never got a call, but I did receive 3 VERY sales-pitch-y emails from them, which included the phrase "the money you desperately need," and asked me to call them.

Include pictures, phrases, and anything else that motivates you to achieve this goal so that your “why” is greater than the sacrifices required to get there.

There aren't a lot of searches for investor phrases anyway.

In the letters will be the typical phrasing like, "I am interested in buying your house..."

(I posted this in the STR discussion because I doubt this has occurred in long-term except for those investing in commercial properties) The key phrase there is "my net income".

In my experience “locking up the contract” with certain phrases does not work well.
