If he has a decent income (likely does based on the area your rental is in) but simply doesn't want to pay you, you could possibly attach the judgement to his wages and any assets.

In the course of our meeting schedule we usually have the Mass Housing Court Judge speak to us and make the latest Tenant/Landlord docs available, we also have the Junkyard Dog of Eviction Attorneys give us an overview of the process and a Credit Collection Attorney wraps it up with advice on Judgements and Collection techniques.Basically,If you have all the required Documents available and signed, up front (before giving a Tenant the keys to your unit) and you maintain a professional relationship with that Tenant (not be their best friend) be available (or through a Property Manager) then, I've found, your problems are minimized.

I am about to ask the court for a default judgement on selling a house in Plano but I need to give them the name of a Realtor who will become the receiver of the property and perform the sale.The people living there may not want to co-operate, even though they are getting 2/3rds of the sale proceeds.

I have two questions about what you said:1) the part about "best words 'judgment in decree of foreclosure'...judgement holder should be the seller". do you mean here that you want to make sure you are not buying the "right to fight" the previous owner prior to the bank owning it, that you've simply bought the bank's "right to fight" the owner prior to the bank owning it?
