QC in the list of deed sales
What are the outright concerns when you are looking through the county recorder and the last record is a Quit Claim deed (in this case from female to male, with the prior record being a domestic relations judgement)? Looking at bidding on a NPN 2nd, but the QC is of concern -- I assume the current deed holder would not be responsible since a warranty deed was not used? Would I have to track down the former owner? How much of an extra mess to both me and the new servicer does this present? Thanks all!
