I'd encourage you to find them for some perspective to contrast the wet blanket mess I'm about to drop...In my personal experience, the only reason it made sense was b/c I was able to 100% loans for the purchase, with interest rates less than 1%. 

This may be time consuming, but it's most certainly a lower risk way to get your beak wet than syndication or flip funding or some other arrangement where you'll have to place your trust in others, plus I would assume that syndication/flip-funding deals in your area of CA would also have higher capital requirements than other US locations anyhow. 

"wets" likes water, storm, sewer, and "dries/dry" like gas, electric, etc.

I am looking for a partner/partners and mentors to help me get my feet wet in real estate, as well as start building successful relationships/connections.

I would love to offer help with anything or any projects that could use help so I could get my "feet wet", and would love to build a strong relationship with someone knowledgeable.

Hey I'm just getting my feet wet with real estate, and I came across Kris Krohn and I would like to know you're thoughts on him to see if he's selling dreams.

Howwever I noticed that low spot behind the home is wet and mushy. 

. ;-)True story, I was dealing with Quality Loan Service as Trustee and negotiated a postponement and they wanted hard copy paperwork, wet ink, delivered to them.
