Understood @Craig Jones, that makes sense!

Now that I've done that, I initially didn't see the need for my next property because I understood the basic concepts.

I've never understood why it is 1 month's rent rather than a set dollar amount as it takes the same amount of work to find a tenant for a $1000 a month unit and a $1500 a month unit.

If new broker says they can't list, ask them to provide written documentation why they won't, as it could help you in any court case against you or your house if you can say the wholesaler has damaged you by you being turned down from listing and selling your house at a fair price once you understood their scheme and let it expire.

If you hire a manager you should have already understood their screening process, and then allow them to implement it.

I.e. if you are an LP that can benefit from pass through losses, those can create a significant financial benefit when fully understood and handled appropriately.  

I asssured her I meant nothing of it, I just wanted to make sure I understood the ramifications of having meetings, conversations recorded and allowing her into my apartment to record things.

I found that as well, (first search result iirc) but it turns out to be one guy trying to recruit mentees  as opposed to a group of independent investors like I understood a normal REIA to consist of which is more what I’d be looking for. 

If she said you’re taking over the payments of my loan, then that could be a little stronger that the seller understood, and now is simply playing dumb.
