Look for grandma's meds or pills she dropped on the floor, spiders, webs, etc.Hire in a professional carpet cleaner.

Take how easy they make it sound and multiple by 100 to get close to an idea of what it takes daily to succeed in real estate.The problem typically is people are always looking for the magic pill to make them wealthy and it doesn't exist.At the top of any field no matter the profession you have to be performing at a very high level for results.

They will tend to become similar in their advice because they are revealing truths about human behavior instead of magic pills. 

But I do think it's an easier pill to swallow, psychologically, if they can see that along with the higher rent, at least the new owner is improving the place and (presumably) going to be response to maintenance and maybe even unit improvement requests.If you are looking to upgrade the units strategically, one by one, then I would target specific units for higher rent increases and hope those tenants move out.

If a poison pill existed to kill it, we would know about it by now and it would be all over.

This pill I'm swallowing has lodged itself in my throat and I'm working to get it all the way down ;-)  In the meanwhile, here are some photos of the floor as they enter phase 1 - sanding.    

She hasn't had a rent increase in 5 years, so she's due for that anyway, and it might be an easier pill to swallow if I note the parking as an advantage that she has.
