Transition woes

Good Afternoon,

I wanted to try to get some insight on making the big leap from getting educated and actually getting some deals. I have been to about 3 workshop and I think i understand the real estate investing. I live in Atlanta and think it's alot of  competition but it seems alot of investors are successful. I have placed a few bandits and sent a small direct mail campaign to absentee owners around 200 letter. I have re-dedicated myself to really getting off the ground. Any advice would be helpful...do you think getting a local mentor would be worth it.
