Our township desperately needs housing (but like all townships stop short of providing it) ... a moratorium however, has put that burden squarely on their shoulders by temporarily delaying any protection investors may have had in order to provide such... which results in us as LL's definitely not allowing any applications/Tenants to move-in to vacant units ** unless certain new criteria such as below are met, in the middle of an eviction moratorium.

Please, tell me this is going to be over in 2 months and everyone is going to be hired back and this will be a memory.We as investors must manage risk and this collective "shoulder shrug" from some is really amazing to me.Here is a good question as I live in NJ: If I my tenants can no longer or chose to no longer pay rent, and I am forbidden from removing them because of current/future executive order or activist court, how much reserves do I need to carry my buildings and services for a year?"

We cannot just let a potential tenant into a unit while it is still occupied, but we also don’t want to be shoulder to shoulder with potential tenants while showing them around (and making sure our current tenants property is protected).
