most of my apartment tenants are a pain and i have to play babysitter...they're constantly fighting, calling me at 3 am saying this guy's music is too loud, or i can hear them having sex, or this girl had friends over and they took up all the good parking spots, or this guy keeps parking infront of our basketball hoop, or those kids keep playing basketball near my car, or....i get new ones every day...my houses are much easier!!

We always welcome out of town visitors, but after a couple of nights, they'll be ready to leave.Also I wonder about not just the legal/code problems with doing that, but what my insurance broker would say if I told him I was renting (1) separate rooms to (2) unrelated parties of (3) either sex and I'm not (4) running criminal background/sex offender checks on them or their overnight guests.I'm thinking my policy might forbid that.all cash

I don't, so in my state I can be a bit more lenient in publishing my criteria, but my criteria is very broad:Complete applicationVerifiable rental historyNo prior evictionsSufficient income/resources to pay rent and liveCredit report showing prior addresses consistent with application No level 2 or level 3 sex offendersTo me the credit score is part of the sufficient resources.  

I suggest you keep quiet.The only situation where you would be obligated to disclose information about a tenant that I can think of, is if your tenant was a sex offender.

Plus I didn't like my apartment address listed on the states sex offender list. 

However our local PD departments provide crime data that tracks traffic violations, sex offenders, police reports, break ins, assault etc.
