I began the work that was requested on the inspection resolution which I will attach below.

To that resolution, simply, he pays you and you pay your creditor.  

I would love to hear your stories of investing in a down market, how you prepared for the "wave", your expectations v.s. reality, challenges and resolutions, and ultimately how everything - including the anxiety and uncertainty - payed off!

Something that I could record names, numbers, addresses, lead resolutions, P&L, follow up scheduling, mail tracking, etc.?

If this is in CA courts, it will literally be years before any resolution.
