Maybe you sell them all and regroup.. if you want rentals in the OR WA market SFR's are tough you will want to buy plex's or small multi those will cash flow with 20% down.. unless you buy a niche property .. and maybe your property across from Nike is just that.I am thinking maybe you bought in that development straight out the front entrance to Nike the tall 3 story small lot project..

Yes, find a local RE group and get a Mentor (someone who has several years of experience doing deals and you can call at a moments notice with questions).

@Scott Graham our goals this year are tamed down a little from last year in order for us to regroup and polish up our systems.The majority our the properties we are looking to acquire now are SFRs that we are selling on 5-year lease options.

Be apart of RE groups/run one, become a thought leader (blogs, youtube channel, podcast of your own or go on others, linked in, facebook, etc), Join non-profits and become a leader, get in with a group of successful professionals (Doctors, Lawyers, Dentists, Athletes, etc) and add value to their profession, team up with other syndication companies and talk about what you are doing with everyone that you know.
