To rational people it seems like these would be highly motivated sellers but they arent.

However, I'm not sure how the pro-ration works with a duplex. 

And, you have to be very strategic with the ration of time you spend there versus rental time so as not to send up red flags for the IRS.

And they may rationalize that if you have the money to sue then you have the money to pay.

Don't rationalize anything that falls outside of the above criteria as valid. 

If there's not enough volume to justify your own dedicated dumpster, or no physical space for the dumpster, it's a possible solution.I don't know if it's compliant with the letter of the law, but for these sorts of things I act rationally and create a paper trail to document effort ... and leave it up to someone else to object.

What matters is you don't get so wrapped up (frustrated) if it seems like it's taking too long, and accept a bad deal...then rationalize it to be a good one.Just focus on the deal...and not the time.
