Sometimes people are trying to get out of things, sometimes they are just plain irrational. 

Otherwise, honestly I think a plain contract would work. 

It's been a while since I used that particular mail piece.I have gotten the best results from plain yellow cards with black text like ones from Michael Quarles' Company.  

I know there are good ones out there, but I have gotten so sick of trying to find them, that I started self managing through Turbotenant and I have never looked back. 

I'm also quite certain he has an alcohol issue, as I always smell alcohol when we speak in person.When the tenant first moved in, he would wait for my wife to leave for work and then rush outside to talk to her, often presenting significant problems he was facing – hospital visits, sick parents, cyber hacking, and more.

I'm wondering if renting a 2-3 room apartment and setting it up as a midterm rental is a viable option to get started, or if it's just plain stupid.

I am not sure if she was just careless or just plain stupid, but here's the deal.  

We found they'll always find something to nitpick so we have a couple minor fixes in plain view so the inspector doesn't have to "dig deep" for something for us to do.  

He says his children are sick but this happened way before this matter.
