I really like the idea of handing out a paper application during the actual showing and being blunt with interested tenants - it seems like a second layer of filtering to weed out unwanted tenants and those that do complete & satisfy both the pre-screening form & paper application are worth further vetting. 

Could this be seen as unwanted solicitation?

When I served a 3-day notice after three days expired the police would not help remove the unwanted guest I was told that the notice should have been filed with the courts first.

And buying directly from a distressed seller, tired landlord, or unwanted inheritance.

Here are some random thoughts you might consider.1) Has the tenant left and just left their unwanted stuff behind?

It´s important to verify that they are actually getting organised to move.

In my MLS you have to mark the listing type as "Owner Agent", which I think doesn't help you very much and can create unwanted attention.

I am sure after this one being remove he will feel unwanted which is not the case..
