However the most obvious benefit based on what you’re stating is that the depreciation from cost segregation will offset your $100k in taxable income from your commercial rental.There could be more benefits depending on future plans especially if you plan to sell any real estate in the near future. 

This would obviously require you partnering with an investor that you trust. 

It’s obviously something you want to cure before getting caught. 

(Otherwise it would be your dryer they removed.) then they would have to be looking at the obvious connections and go to the store and buy the wrong type.

While they are the obvious ones, they are much less impactful to building a solid partnership.
