Safe rent after rehab is $900 per month, maybe higher if I get lucky and/or rehab it to a very nice condition.  

But if your goal is to cashflow positive from the Day 1, you may find it very challenging due to current day interest rates, high cost of construction and the fact you won't have the efficiencies of a seasoned developer building at scale.

They plant flowers, keep the yard nice, and I really enjoy them.

I focus on mid-grade quality items that are durable and pleasant to use yet not so nice that people are tempted to swipe them and are then expensive to replace.

It's in a newly developing area with houses being built and other lots selling nearby.

I am interested in buying a long-term turnkey property in a nice area (I live in San Diego so this property would have to be out of state).

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).

Looking on AirBnB and VRBO, looks like there are some nice listings.

I have a house three hours away and once a quarter I do the 3 hour drive, I'm there a couple hours, meet some good friends for lunch and drive back... it's a nice day!
