I think most people are caught up in the mentality of I don't want to pay the govnment, when they are really missing out on the bigger picture.  

Same type of mental illness. 

And because of that type of mentality by the county you can expect home prices to rise even more.

I mentally prepared to pay longterm capital gains tax - as it would hard to find a good deal soon.my hope is yo buy a bigger property after the market corrects .I have more properties, not thinking about to sell as they are providing great cash flow .

Real estate as an agent or investor is hard work, and a lot of him is a mental battle more than anything.

Buying a course didn’t give me mental leverage to get marketing started. 

Not sure what your situation is as far as a job or marriage or anything else that may be holding you back, but if you really want that dream you need to go all in, burn your ships, develop an abundance mentality and make it happen.

If you were staying local(ish), Self-Managing could be a great option, but it depends on your REAL job and mental capacity.
