Not knocking on you Henry, but as a Vet myself, and I do agree people should join the military as it provides so many benefits in the future, I also feel that sometimes even the core training of the military will not stick with everyone.

Knocking out your first deal with all cash is ideal for saving on financing twice - the rehab loan and the 30-year fixed DSCR refinance.

I certainly don't want to knock how people advertise or get business...but getting a recommendation from someone who has already vetted that lender helps out considerably. 

So do your due diligence and don't let this set back knock you out of investing.

If you have more time than money, do cold calling, door knocking, etc.

I repair them myself (I knock out the cardboard stiles and replace them with solid pine) but the ones right out of the store are pure junk.
