In my mind until have both signed lease AND deposit property isn't reserved but feels like I'm in gray area since I've signed lease.Not sure if it matters but I'm in Colorado.

Find a good local real estate lawyer and make a call for a free consultation and ask them a few questions to get their professional opinion and find out what is legal, what is in the gray area, and what is illegal.

Between those tracks is the gray area where guy like us are curious to step into as we attempt to move from one track to the other track where it seems (as painted by the risk takers) to be the place where more action is, resulting in higher earnings.But I am not a real estate entrepreneur, which brings me to my point.  

One issue with RV's, for example, is do you remove the gray and blackwater tanks and make utility connections permanent? 

I don’t know any electrician (or tradesman for that matter) who doesn’t consider something like that a gray area and typically won’t pull a permit.

There are some areas that could be considered "gray" but I don't think you'd spend much time in that zone based on how you've described your 401k use.

At 30 years old i'm seeing more gray hairs in my beard then I'd like but you can't make this kind of stuff up, lol.

They can push drugs above board, all day long, without having to enter what is (at best) a legal gray area.
