MORE people are retiring to AZ because the weather isn't as harsh as it is in TX.In the north we have "snowbirds" who travel down to the south for the winter and come back for the rest of the year.

Once you start buying more properties and become more successful the more valuable you will become to the agents and the more they will want to work with you.I know it sounds harsh but I as an agent am going to work with the client who I like and who is going to allow me to make the most money in the least amount of time.Also consider getting your real estate license again so you can at lest start doing the research easier and have full access to the MLS.

So I find that when I evaluate properties according to the BiggerPockets method, including CapEx monthly, including 5% of gross rents for repairs and maintanence, including 10% for property managers, etc, NO property ...

I spray the leaves with Round-up on a warm dry day (normally wouldn't use it, but sometimes chemicals are your friend), then plan to go out in a day or two and remove as much as possible.

We have a dog and cat that have brought fleas into the house and instead of using harsh chemicals, we spray this on the animals and floor, furniture and carpet.

We remodeled the house, fixed it up, had it treated for termites, and then made it into one of my best rentals...but of course the story doesn't end there.We treated the wood but the chemical today used isn't like it was years ago.
