I think it is fair to say that there is somewhat of a tradeoff between markets that provide positive cash flow on day one and relatively high appreciation-based markets.

Use the ge benefits that you have earned to their fullest. 

Couple hundred bucks a door monthly cash flow, solid ROI, and yes plenty of appreciation.I personally make well over $100k/yr cash flow from 21 properties here.

If everyone took the cash for keys approach, then the odds of a LL getting such a tenant increases.I have never had to do a cash for keys.  

At those price points I'm assuming this is a more cash flow area like the rust belt, or other mid west geography.

I am considering buying the property in cash then hiring Servpro to fix the cigarette damage.

And then there's any cash-out component.
