Hello BiggerPockets community,I'm new to real estate investing and looking to digest as much information as feasibly possible.  

I had my first residence -- a tract home in a subdivision -- built when I was only 21 years old, but while everyone else in the neighborhood was picking brick and siding and paint and carpet that made them personally happy, I was only thinking about what the next buyer might like.

I'll probably have to try it out for a few years and give them a reader's digest.

Yes very hard to hit those numbers unless you are using tract builders and doing volume.

Be careful whose information you digest, there are many folks at various early stages of the same venture you are on and they may not have the right  answers even though they sound nice and easy.
