Phoenix market is very tough right now, lots of CA money and out of state investors bought up in 2019 and are riding the wave of appreciation and cash flow which makes new inventory very unappealing with low ROI and cash flow if you're buying on the retail market (MLS, zillow, etc)Have you looked in Casa Grande?

Given it's still relative affordability compared to most of Dallas and proximity to downtown Dallas, White Rock lake, Casa Linda I think over time the area will continue to improve, however, there are still many rundown apartments in the area, gun shots are not uncommon, so desirability is hit or miss.

@Nam Nguyen I haven't bought any turn key but two different people who have approached me to do "Subject Tos" have 5 properties between them, in Memphis, Dallas, Phoenix and Casa Grande and all of the properties are now negative cash flowing and have problems with the renters.
