1 or 2 Bedrooms for MTRs
Hello BiggerPockets community!
I am looking to become a new investor and am interested in MTRs, targeting travel nurses. There is also a university and a military base close by so the properties I am looking at could also be options for other traveling professionals. For those of you who have been doing this a while, what has worked for you? Do you recommend 1 bedroom or 2 bedrooms? I have heard mixed reviews. Some folks have told me that their 1 bedroom rents out quicker and more frequently than a 2 bedroom. I have also heard the opposite. If you have experience with 1-2 bedroom MTRs, please share your thoughts. Thanks so much in advance!

It's a small sample size, but 5 out of the 6 travel nurses that we have rented to came with someone else. Our place is a 1 BR with a king bed, so naturally all but 1 was with a spouse/partner. The last was the tenant's sister. You'll also find probably 50-60% of the housing requests on furnished finder include pets.
One of our first tenants allowed us to do a bit of a Q+A on what to expect and how we can optimize the listing. The first thing that she said was that most everyone travels with a buddy (human or pet). As we continue to get new tenants, her theory proves to be correct.
